No building permit will be issued without approval of plans. New single family residential plans review takes approximately three to six weeks, and one set of approved documents will be returned to the applicant. Minor remodels, additions, decks, patio covers, etc. can be reviewed and permits issued at the counter, when adequate information is provided. Commercial Plans must be submitted for all new or remodel commercial and multi-family construction in the City. Three complete sets of contract documents, which include contract specifications, structural calculations, soil report, and building plans, must be submitted to the Building Inspection Division prior to the issuance of any permits. The plans and structural calculations must be signed and stamped by a professional engineer licensed in the State of Colorado. A plans examination fee is required for review of commercial plans. This fee is paid at the time of submittal for the building permit. A foundation only permit may be issued at a cost of $550. This amount is in addition to the building permit fee. Site plans and landscape plans for commercial projects must also be approved prior to the issuance of any part of the building permit. Normal commercial plans review takes 4 to 6 weeks, and one set of approved documents will be returned to the applicant. A City-licensed general contractor must be designated before a permit will be issued.
