Building Permits And Licenses Ask Arvada

Plan Reviews - Residential and Commercial

Residential Plans must be submitted for all new or remodeling residential construction in the City of Arvada.  Two complete sets of plans, including site plan, must be submitted to the Building Inspection Division for all proposed residential construction.  Remodel or addition plans must include a site plan, a typical wall section, foundation plan, floor plan and elevations.  There is a plan review fee charged at the time the permit is issued.  No building permit will be issued without approval of plans.  This requirement for residential plans applies to other types of residential construction such as additions, decks, patio covers, sheds, and garages.  New single family residential plans review takes approximately three to six weeks, and one set of approved documents will be returned to the applicant.  Minor remodels, additions, decks, patio covers, etc. can be reviewed and permits issued at the counter, when adequate information is provided.  Questions involving residential plans review may be answered by submitting a service request below or by calling the Building Inspection Division at 720-898-7620.  Commercial Plans must be submitted for all new or remodel commercial and multi-family construction in the City.  Three complete sets of contract documents, which include contract specifications, structural calculations, soil report, and building plans, must be submitted to the Building Inspection Division prior to the issuance of any permits.  The plans and structural calculations must be signed and stamped by a professional engineer licensed in the State of Colorado.   A plans examination fee is required for review of commercial plans.  This fee is paid at the time of submittal for the building permit.  A foundation only permit may be issued at a cost of $550. This amount is in addition to the building permit fee.  Site plans and landscape plans for commercial projects must also be approved prior to the issuance of any part of the building permit.   Normal commercial plans review takes 4 to 6 weeks, and one set of approved documents will be returned to the applicant.  A City-licensed general contractor must be designated before a permit will be issued.   Questions involving commercial plans review may be answered by submitting a service request or calling the Building Inspection Division at 720-898-7620 or visiting the office, 8:00am to 5:00pm, Monday through Friday.
