Indiana Street Market Study
Since the revision of the City's Comprehensive Plan, there has been interest among several regional retail enterprises in developing the designated Regional Commercial area which is near the intersections of 65th and Indiana Streets in western Arvada. There has been private interest primarily for properties on the east side of the street. Private contract negotiations have reportedly been ongoing. The City and Jefferson County own land and have some facilities on the west side of the street. There are reportedly approximately 40 acres on either side of Indiana.
The City of Arvada retained ArLand land Use Economics and Leland Consulting Group, in association with Trammell Crow to prepare a study examing the market potential for commercial uses in the Indiana Street Corridor.
The City is interested in the depth of the retail market, as well as developing a well-coordinated plan for the area which anticipates the needs and impacts of potential users. The following technical report was presented to the City Council on September 11, 2006 and addresses questions about market depth for this area. It examines retail demand and supply and is supplemented with extensive retailer, broker and developer interviews about their location criteria, interest, as well as their perceptions of this area of the market.
