Candelas Public Hearing April 7, 2008 6 PM
The public hearing on CANDELAS, scheduled for April 7, 2008 at 6:00 p.m., is NOT a hearing to determine whether the property should be developed at all. Those wishing to speak at the hearing should not present testimony on whether the property should be developed at all, as that testimony will not be relevant to the determinations that City Council is charged with making at the hearing. This is because development approvals have been previously granted (in 2005) that allow for 2,218 residential dwelling units and 855 acres on non-residential development (retail/commercial or office/industrial). Instead, the public hearing on April 7, 2008 will specifically address and testimony should be limited to the applicants’ PROPOSED REVISIONS to the existing approved zoning and outline development plans, as well as their PROPOSED ANNEXATION of a parcel (Maruyama) for incorporation into the development as a school site.
Additionally, PROPOSED HEIGHT EXCEPTIONS on certain parcels within the development will be considered, along with PROPOSED COMPREHENSIVE PLAN AMENDMENTS consistent with the requested rezonings. (PLEASE NOTE: The applicants have withdrawn their request for a height exception on the 5.6-acre parcel situated on the southwest corner of Highway 72 and Highway 93.)
Finally, two PROPOSED AGREEMENTS will be considered. One would amend an existing Development Agreement pertaining to the larger development to incorporate the school-site parcel, should it be annexed. The other (an Intergovernmental Agreement with Jefferson Center Metropolitan District) relates to the planned beltway link and seeks to ensure that, should plans for such beltway progress, the necessary right-of-way through the Candelas property will be conveyed at no cost to the taxpayers.
